Renting vs building your own
Building suits a business that's certain of its location for years and has the capital to match. Renting suits a business that wants to trade quickly, test a location first, or keep its capital free.
What you need before trading
Whichever kitchen you choose, a few things sit with you as the food business. We coordinate EHO facilitation and compliance checks to take some of the admin off your plate.
Registration
Register your food business with the local authority at least 28 days before you start trading.
EHO inspection
An Environmental Health Officer inspects your operation and gives your food hygiene rating.
Insurance
Employers' liability insurance is a legal requirement once you have staff. Public and product liability cover is strongly advised.
Food safety plan
A documented food safety management system (HACCP).

Brands that grew with us
“We're able to scale much quicker. That's why I chose them as a partner to grow alongside.”
Hear from the brands cooking in Encore kitchens, and why they chose us as a partner to grow with.
Bronson's Burgers
Launched their first dark kitchen with Encore as a start-up, grew across London, opened their first restaurant in Hackney funded by delivery profits, and have signed a deal with Encore to expand outside London.
Matteo's Cucina Italiana
Joined in November 2024 with one kitchen, then expanded into Tottenham Hale, Chiswick Park and Balham, using Encore's data on when and where to grow.
Wingstop
Wingstop, one of Encore's brand partners, shows what delivery can do at scale: around 30% of its UK orders come through delivery.
Commercial kitchen FAQs
What types of commercial kitchen can I rent in London?
Encore rents four types: delivery kitchens (also called dark or ghost kitchens) for brands trading on Deliveroo, Uber Eats and Just Eat; production kitchens (CPUs) for batch cooking, catering and supplying several sites; day-rate kitchens for short jobs and pop-ups; and a studio kitchen for food content and photography.
Why choose Encore Kitchens for a commercial kitchen in London?
Encore Kitchens runs over 550 kitchens across the UK and works with more than 300 brands, including Wingstop, Byron and Bronson’s. Delivery kitchen members pay one flat monthly fee with no revenue share. Compliance, maintenance and site management are handled centrally at every site. With sites across Central, North, East, South and West London, you can open where demand is strongest, then add kitchens as you grow. Every member also gets a dedicated account manager.
How much does it cost to rent a commercial kitchen in London?
It depends on the type. Delivery kitchens start from £2,750 + VAT a month in Greater London and £3,250 + VAT a month in Central London. Production kitchens are priced per site. Day-rate kitchens start from £150 a day, or £250 a day for 1–3 days, and the studio kitchen from £125 an hour. Delivery kitchen prices are quoted plus VAT.
How long is the minimum term?
Day-rate kitchens have no long-term lock-in: you book the days you need. Delivery kitchen memberships run on flexible licence terms designed to move with your business. Production kitchens usually carry longer minimum terms, often around 24 months, because of the scale of the space and fit-out.
Do I need to bring my own kitchen equipment?
It depends on the type. Day-rate kitchens come equipped, so you can start cooking straight away, and the studio is a fully working domestic-style kitchen. Delivery and production kitchens come with the core infrastructure, such as canopy and HVAC, power and, depending on the site, gas and storage, and you bring your own cooking equipment to suit your menu.
How much space do I need?
It depends on your output. A single delivery brand can often run from a compact kitchen of around 15–20 m², while a multi-brand operator or a business producing at volume will usually need a larger production kitchen. It's worth planning around your expected order volume for the next year, not just what you need to open.
Can I view a kitchen before committing?
Yes. We offer tours across our London sites, so you can see the space, check access and talk through your plans before signing anything. Book a tour using the form at the top of this page.
