What is a ghost kitchen?

A ghost kitchen is a professional kitchen built for delivery only. No dining room, no front of house. You cook for Deliveroo, Uber Eats and Just Eat, and you can run more than one delivery brand from the same kitchen. It's the fastest way to reach London's delivery customers without the cost of a restaurant.

Delivery-first start-ups

Prove your concept before committing to a bricks-and-mortar site.

Multi-brand operators

Run several virtual brands from one kitchen, or spread them across London.

Restaurant groups

Launch a spin-off brand or reach new postcodes without touching your existing sites.

Caterers and producers

Add capacity for busy periods without signing a long lease.

Ghost kitchens across London

Choose the site that puts you closest to your customers. Most delivery apps work on a 2–3 mile radius, so we'll help you pick a kitchen based on real delivery demand, not just the postcode.

Ghost kitchen FAQs

What is a ghost kitchen?

A ghost kitchen is a professional kitchen built for delivery orders rather than walk-in customers. Operators use them to launch a new concept, test a menu, or run several delivery-only brands on Deliveroo, Uber Eats and Just Eat without the cost of opening a full restaurant.

How much does a ghost kitchen in London cost?

Prices start from £2,750 + VAT a month in Greater London and £3,250 + VAT a month in Central London. That's one flat membership fee covering business rates, water, wifi, pest control, kitchen services and maintenance, with no revenue share on your delivery sales. The exact price depends on the site and kitchen size. Book a tour for a quote.

Where are your ghost kitchens in London?

We have sites across Central, North, East, South, South West and West London, including Nine Elms, Colindale, Kentish Town, Tottenham Hale, Shoreditch, Croydon, Battersea, Fulham and Chiswick Park. See the full list above.

Can I run more than one brand from one kitchen?

Yes. Our kitchens are designed to run more than one concept from the same site, and we can help you place a second or third brand in a different postcode if that suits your plans better.

How quickly can I start trading?

It depends on how much setup your brand needs. Some operators are moved in and trading within three days, others take up to six weeks to get ready before their menu goes live on the delivery apps.

What's the difference between a ghost kitchen, a dark kitchen and a cloud kitchen?

They're different names for the same thing: a delivery-only commercial kitchen. "Ghost kitchen" is often used when a kitchen runs several virtual restaurant brands.
